Ontario Standard Lease Drafting and Custom Schedules

Every residential tenancy in Ontario must use the Standard Form of Lease since April 30, 2018. The form itself is mandatory, but the schedules attached to it determine how much protection a landlord actually has when a dispute arrives.

What we do

We draft the Standard Form of Lease with the landlord's specific terms in the additional terms schedule, attach a building rules schedule that survives an LTB challenge, and add a fixtures and finishes addendum that protects the landlord against damage disputes at move out.

Included in the engagement

  • Standard Form of Lease completion with correct rent inclusions and exclusions
  • Additional terms schedule covering pets, parking, smoking, guests, and renter insurance
  • Building rules document compliant with section 12 of the RTA
  • Move in condition report with photographs and timestamps
  • Joint and several liability schedule for multi tenant units

Why this matters

A weak lease forces the landlord to win on hearsay. A well drafted lease pre records the agreed terms so the LTB sees them as exhibits not argument.

Deliverable and timeline

Drafted lease package within 3 business days of intake.
