Serve the Notice

We prepare the correct eviction notice (N4, N5, N6, N7, N8, N12, or N13) based on your specific situation. Each notice has different requirements for notice period, compensation, and service method. We ensure every detail is correct so the notice is not challenged at the hearing.

File with the LTB

If the tenant does not comply with the notice, we prepare and file the appropriate application (L1, L2, or L3) with the Landlord and Tenant Board. We handle the filing fee payment, evidence organization, and hearing preparation on your behalf.

How long does the eviction process take in Ontario?
The Ontario eviction process typically takes 2 to 6 months from the date the landlord serves the initial notice. After serving an N4 notice (for non-payment of rent), the tenant has 14 days to pay or vacate. If they do not comply, the landlord files an L1 application with the Landlord and Tenant Board. LTB hearing wait times vary but average 4 to 8 weeks. After receiving an eviction order, the landlord may need to request the Sheriff to enforce it, which can add additional weeks.
What is the cost of filing with the Landlord and Tenant Board?
The filing fee for most LTB applications is $201 as of 2024. This applies to L1 (arrears of rent), L2 (termination for cause), and other standard applications. Some applications have reduced fees. Ontario Eviction Services helps landlords prepare and file these applications correctly to avoid costly delays or dismissed cases.
Can a landlord evict a tenant in Ontario without the LTB?
No. Under the Ontario Residential Tenancies Act, 2006, landlords cannot evict a tenant without an order from the Landlord and Tenant Board. Self-help evictions — such as changing locks, shutting off utilities, or removing belongings — are illegal and can result in significant fines. The proper process involves serving the correct notice, filing with the LTB, attending a hearing, and if necessary, requesting Sheriff enforcement of the eviction order.
What notice do I serve for non-payment of rent?
For non-payment of rent, landlords must serve an N4 — Notice to End a Tenancy Early for Non-payment of Rent. This notice gives the tenant 14 days to pay the outstanding rent or vacate the unit. If the tenant does not comply within the notice period, the landlord can then file an L1 application with the LTB to request an eviction order and payment of rent arrears.
Do you serve all of Ontario?
Yes. Ontario Eviction Services serves landlords in every city across the province, including Toronto, Mississauga, Ottawa, Brampton, Hamilton, London, Kitchener, Windsor, and all smaller municipalities. Our services are available remotely and in-person depending on the nature of your case.
What is an N12 notice and when can I use it?
An N12 notice is used when a landlord requires the rental unit for personal use, for use by an immediate family member, or for use by a purchaser of the property. The landlord must provide 60 days notice with a termination date at the end of a rental period and must pay the tenant one month's rent in compensation before the termination date. The landlord must file an L2 application with the LTB if the tenant does not vacate.
How do I collect unpaid rent after a tenant moves out?
If the tenant has moved out and owes rent, you can file an L9 application with the LTB within one year of the tenant vacating. If you already have an LTB order for arrears, you can file it with Small Claims Court for enforcement, which allows wage garnishment and bank account seizure. Ontario Eviction Services handles the entire collection and enforcement process on behalf of landlords.
